We purchased a property in 2020 (understandably there were Covid restraints) and we didn’t move in until two years later the lack of communication that continued was shocking. No one involved knew what was going on. The silence from all involved has made the process frustrating and an absolute nightmare. Their negligence, poor communication, and disregard for health and safety has created an environment that is not only frustrating but also dangerous.

From the very beginning, it was evident that this company lacked attention to detail. The apartment I purchased was falling apart, with numerous maintenance issues that should have been addressed before handing over the keys. Minute details such as light switches put on the wrong wall, doors put on the wrong side of the wall, the walls have cracks, the electrical wiring is faulty, and the plumbing is a disaster - we have had multiple leaks in our apartment, (Which have still not been addressed, moving in November 2022, and it’s now July 2023)The leak left a gaping hole by the main entrance which only got fixed 3-4months later. It is clear that corners were cut during construction, leading to the deteriorating state of the property.

Communication with the company is a constant struggle. I feel like pulling teeth to get a response from them, whether it’s about urgent repairs or general inquiries. They are unresponsive to emails and phone calls, leaving me feeling ignored and unheard. Their lack of professionalism in this regard only exacerbated the already frustrating situation.

To make matters worse, health and safety hazards are rampant throughout the property. Uneven flooring, poorly installed fixtures posing serious risks to residents. Multiple break ins to which the police have said the property was planned and built poorly. These errors have still not been rectified, Fire alarms not installed properly, with a constant faulty error message on the control panel. Lastly the ventilation system does not work, the flat is incredibly hot with temperatures beyond 30 degrees, with a constant smell of sewage. I was alarmed to discover that the company had neglected to complete necessary safety inspections and had failed to address the glaring hazards present in the building.

Overall, my experience with this property developing company was nothing short of a disaster. Their negligence, poor communication, and blatant disregard for health and safety standards have left me feeling utterly disappointed and regretful for choosing their services. I strongly advise others to steer clear of this company if they value their well-being and peace of mind.

Not to mention the property managers Ringley are just as bad.

Please do yourself a favour and do not purchase any properties by Dominus Group, especially the ones advertised in One Fox Lane. My experience, needless to say, has been more than disappointing.

Sadly, I was one of the unlucky people who purchased a flat off-plan in One Fox Lane. Their communication and dismissive attitude was off the charts, let alone their obvious lack of interest in resolving any queries we had.

Our flat was delayed by almost 2 years and Dominus refused to take any responsibility for the delays. They even kept sending us emails saying us that we're due to complete in a few days time. This had been going on for months.

When we completed, we found our flat to be a mess. Multiple snagging issues, unfinished work and a building manager who was incapable of doing anything to address the situation. The communal areas were of very poor quality and the issues are yet to be addressed.

What's worse though, is that there are multiple security issues in the property that have led to break ins by unknown entities. For the past week, the alarm has been sounding every night, which leads to the front doors being open. This means everyone has access to the building at night, as causing a false alarm is, obviously very easy. It's been months since the building manager and Dominus promised they would fix those issues, but promises are all that we got in the end.

Please, if you value your money, do yourself a favour and do not purchase a flat by Dominus group. Buying a house is stressful enough as it is, you really don't want to deal with those people.

BTW don't be fooled by the 5-star ratings, they have no review attached and might just as well be fake.

Do not purchase or rent a property developer by this company.

I recently had the unfortunate experience of dealing with Dominus Company, and I must say it was truly disappointing from start to finish. I feel compelled to share my negative experience to warn others and express my frustration with their poor service and poor development.

First and foremost, the customer service at Dominus was abysmal. Their representatives were unhelpful, rude, and seemed disinterested in resolving any issues I had. It was as if they couldn't care less about their clients. Trying to get any kind of assistance or support from them was a frustrating ordeal.

Furthermore, the quality of their residential apartments are much to be desired. I purchased a flat , only to find that it was poorly made and fell apart. It was clear that their apartments lacked durability and craftsmanship and was a rush job- poorly made. When I contacted the company about the issue and the managing agent Ringley (multiple times) they were unresponsive and offered no solution or compensation for the issues. There are massive health and safety concerns as well as communal issues which still haven’t been resolved after 9 months! DO NOT PURCHASE OR RENT AN APARTMENT DEVELOPED BY THIS COMPANY. They are useless and flats are very poor quality. Nothing gets fixed even though this breaks their contract.

Dominus = 0 value for money, 0 communication and cooperation, 0 competency at getting anything right. You don't want that when you're buying YOUR HOME.

Unreasonable delays of completion (2 years in my case) that cost me a fortune. Constant miscommunication and lies about completion and move in dates that left me without a house, running from hotel to hotel for over 7 months. My mortgage rates changed twice for the worse.

Inability to sort snugging and security issues in a timely and efficient manner even after moving in. Cars have been stolen, strangers wandering in the building and causing disruptions daily, dirty rubbish bins and room causing the whole building to smell like dead bodies during summertime just to give you a taste. Nothing has been done about these for months.

Horrible, untrustworthy and incompetent.

I live in an apartment owned by Dominvs in Stratford. We have had issues with our heating and hot water since we moved in. I have raised this circa 8 times with the managing agent (BPS London) who seem incapable of rectifying this issue. They have sent multiple different contractors who continuously contradict each other (and one who even left some of his blood on our walls!) but have not actually resolved the matter. When I try to call Dominvs to escalate the matter, the phone just rings. If you want good customer service, don't live in an apartment owned by the Dominvs Group or managed by BPS London.

Our apartment was expected to be completed in March and has now over 4 months of weekly delays, which makes it hard to plan. The developer has recently contacted us directly and helped us by allowing to move things into the apartment before its release.
