I lived for 6 years in one of the rented house from Spectra. I found that Spectra's owner is very professional and helpful. What I loved was that when ever we had a problem with plumbing or electric, they were sorted immediately. Spectra has their designated plumbers and electricians and Spectra gives you their contact details so any time I had a problem I called them and they came and sorted the problem at first instance. Moreover, forthr boiler there was a membership from British Gas paid by Spectra so gas engineers were coming regularly to service the boiler. Also, in case any problems with the boiler we used to call British Gas and they were coming to fix it immediately and we were not paying for that.
There was a time when few rats entered the property. I informed Spectra and the next day rat control guys came and sorted the problem and the same time I informed the Birmingham council and they came after a month and did not help at all.
In 6 years the rent was only increased £75.
But on my side I paid the rent in time and never got late. When I left the property Spectra returned all my advanced money that I deposited before moving in.
In short Spectra is very reliable and professional estate agent and very helpful to it's tenants

Absolute rubbish estate agents. Called for a viewing for a property they said they get back to me and 1 week later property was "LET". Her reason was there was people before that called me even though I called on the first day and she told me.no viewing dates yet as she still dont have the Keys. Any other professional estate agent will do as many viewings as possible to get the best tenant possible. These guys were lazy to do a full day of viewing. Stay away if you are a landlord

I was looking to let out my property. Spectra Property had my house on their website and all major rental websites within a week. Gurdip was very knowledgeable and helpful making sure my property met all the requirements and looked great for photo's and viewings.

Let me be honest because I do not wish other to go through what I have been through. I wouldn’t even rate this agency a single star. I rented a property and the majority of the windows did not have keys apart from one window. The biggest window was unlocked for the entire year I lived at the property. I called/emailed multiple times and they would set up dates to fix this but they didn’t show up multiple times. Then they showed up once or twice to stop a leak and fix the windows. Just to give you an idea of the service: the handle that was installed for the other window was put on backwards!

I ended up having to leave my most important valuables at my family’s house or friends and storage units because the biggest window remained open until the end of my tenancy. Had to stay over at my family’s house for days because there was water coming in from 2 spots at the studio. This was the worst experience of my life. Save yourself from this. During that year, I never felt more humiliated because it wasn’t like they were eager to help me.

We were tenants in the maisonette for almost 5 years.
That was a nice area with great neighborhoods, though you might track on its low depreviation index by the other adjancent areas.
The original maisonette was given neatly and met the basic needs at price of 600. The renting fee was increased 2 times during 5 years to 700, sounding reasonable I guess at this age of inflation.
Whenever any fixing was required, they had someone come over to sort it out. Not always rapid, sometimes it took 1 week but they were willing to make even brand new replacement.
Before moving out, the checking process took place quite straight forward. Since we maintain it well, I received the full refund from DTS by confirmation of Spectra.
Honestly I couldn't ask for more. OMG, I miss that maisonette so much, unless moving to my own house, we woudn't ever unstick ourselves to it.
PS: Don't hesitate to ask Spectra to add more appliance/furniture if you'd like to. They definitely got some in their storage. We asked for a fridge and were supplied.
