The worse management I have ever experienced.
Arrogance in dealing with tenants, total lack of customer service skills.
High theft area, yet no security or at least concierge results in thefts of mail (there is no secure mail room), troubled people sleeping or in the lobby or gargage room, yet you are constantly reminded that it's up to you to keep building safe ..
They allow Airbnbs, which makes the environment even worse. Dirt, parties , it feels more like a rooming house or dorm.
Elevators usually break for the weekend , but it takes few days before they respond.
I would never recommend Era or any other property managed by Equium . They make sure to remind tenants not to be too comfortable.
Be aware that for some unknown reason electricity bill is really high.
We moved to much bigger, new apartment and it saves us from 30 to 40 dol a month. We only transfered our address and stayed with the same company .Who knows who's usage Era adds to your bill. Stay away .

Our one year of living here has been an absolute nightmare.

In the first 6 months they required entry into my apartment approximately 3 times. In a brand new building. Followed by an "annual" inspection mid lease. When I questioned the constant need to come into our home and to disrupt my life, Chloe made the discriminatory comment that immigrants live in the building.

The security in the building is also non existent. There are constant break-ins and thefts. There is no concierge or security guard and packages are delivered to an open space accessible to everyone. This is not helped but the many Airbnbs in the building. I have walked in on unauthorized individuals sleeping in the elevator lobby numerous times. There have been people dumpster diving in the "locked" garbage room and there has been theft of mail, bikes and other personal effects in the storage lockers.

The elevators are out at least one a week, usually for the weekend. I've waited as long as 20 minutes to get up or down.

Most recently one elevator was down and the only other elevator was locked for a move in.

My move out was the most stressful and harrassing experience. They blocked at least 27 hours of time for potential viewings early in the morning. Each time required me to make arrangements for my dog since he couldn't be out and about in the apartment in case someone came. I asked for them to be more reasonable but that fell on deaf on ears. My requests would either not receive any response back or one 5 days later marking off more time. Not a single person actually viewed the apartment during that time. They kept sending us conflicting emails when we did get a response, sometimes contradicting each other.

During the move out inspection I asked Ekene the leasing agent if there were any issues before I signed off, he said no. It was only later I learned that I was being charged for not returning a sticker fob for the garage. Tenants are issued sticker fobs to stick to the windshield for garage entry. And they expect to receive that back after it has been baked on in the sun. When I called him to ask why he didn't mention anything during the inspection, and actually lied and said there were no issues, he said he has no duty to tell me anything. I have two witnesses to his statements.

Equium is the absolute worst property management company I have ever dealt with. They do no care about the tenants or their experience living in the building. Communication is non existent and safety is deplorable. We have been told on numerous occasions that safety is the responsibility of the tenants.

They are polite and responsive just until you sign the lease and after that, good luck.

WISH THERE WAS 1/2 STARS!! BEWARE; WORST CONDO & CONDO MANAGEMENT!!

I regret to say that my experience with the condo management during my stay has been consistently disappointing. From the moment I moved in, I encountered a series of issues that were not adequately addressed, leading to frustration and inconvenience throughout my stay.

Firstly, communication with the management team was incredibly poor. It often took multiple attempts to reach them, and when I did, responses were slow and lacking in helpfulness. Simple inquiries or requests for assistance seemed to fall on deaf ears, leaving me feeling ignored and neglected as a resident.

Additionally, maintenance issues were a frequent occurrence. Despite reporting various problems with the unit, such as plumbing issues and electrical malfunctions, repairs were either delayed or carried out inadequately. This not only caused disruptions to my daily life but also raised concerns about the safety and habitability of the property.

Furthermore, there was a lack of accountability from the management when problems arose. Instead of taking responsibility and proactively seeking solutions, they seemed more focused on deflecting blame or making excuses. This lack of ownership only exacerbated the frustration felt by myself and other residents.

Overall, my experience with the condo management has been far from satisfactory. Their poor communication, inadequate maintenance, and lack of accountability have made for a frustrating and disappointing living situation. I sincerely hope that improvements are made to ensure a better experience for future residents.

Not about the apartment but viewing.

The leasing manager Chloe was a no-show for my scheduled viewing.

I had made a viewing appointment via their Google calendar. Upon my arrival, I tried to contact Chloe and Franklin but was unable to reach either of them, so I sent an email in response to the booking confirmation email. I later received an automated response from Chloe indicating that she was on leave.

Fortunately, I met another leasing manager in the lobby who was talking to other potential tenants, so I joined the viewing group.

Side note: I had originally booked the viewing for 10:30am on a Sat and received an email requesting a change in time to 11:30am the day before. I find that the time was changed on such short notice, esp considering the leasing manager's absence at the appointed time.

Would not recommend renting a property "managed" by Equium. No response to tenant service requests (replacement swipe card) for over two weeks.

The elevators are consistently out of service, and there are no stairs available to enter the building, only to exit. Security is always present on the first floor, but it's unclear what they are protecting since there are no amenities or easy accessible doors. I find this unnecessary because I've lived in a similar downtown condo in the past, where there was only a hallway as a common area, and they had no security because there was nothing to secure. Overall, it's a beautiful building with a gorgeous view from the penthouse, well-equipped apartments, and a convenient access system

Multiple times now I've tried to use the elevators in the morning ANF they won't work. The elevators don't move nor will the buttons light up. Wouldn't be as big of an issue if there was a staircase inside the building! But there isn't and it is just so poorly planned. Also this place is a major airbnb spot so be cautious with moving here.

Great condos, design flaw with no stair access from the main lobby though. Perhaps they could add a key on an outside door to allow access, like if say… the power went out and elevators weren’t working .. otherwise beautiful building, great amenities, security etc…
